Architect in Morocco: design and follow your project online

By , architect registered with the Order (no. 4315) — Arc Bati Architecture, Kénitra

Building a villa, a building or renovating a house in Morocco while living abroad? On CITURBAREA, your project is prepared online: you meet the architect by video call, then find drawings, 3D model, budget, schedule and site reports in one shared space. Architectural services are provided by Arc Bati Architecture (Kénitra) or by an authorised architect you choose; site visits are organised according to the assignment and the contract.

In short: CITURBAREA is an online platform published by HSE DECO, Morocco, not a design office. A registered Moroccan architect designs your project, files the building permit application and follows the works; you follow everything from your project space, in your time zone, without exchanging personal phone numbers. Site visits are those written in the contract. Some acts, such as notarial deeds or the handover, may require you or a representative.

How it works, in 6 online steps

  1. Describe your project from your phone
On "Describe my project": first name, WhatsApp number, who you are building for, then five one-tap answers (project type, municipality, land status, timing, living in Morocco or abroad). The form saves itself and can be resumed by link; the last screen shows the architect and a call-back time computed from his availability.
  2. Meet the architect by video call
On the booking page, pick a topic and a free 30-minute slot, shown in Moroccan time and in your local time. Later, "Request a video call" in your project space offers one to three slots; the room only opens once everyone has accepted the same slot.
  3. Compare plans, 3D model and design options
Each option (A, B, C) has dated proposals with its own 3D model (IFC) and drawings by level, sections and elevations. Compare two side by side or overlaid, mark your preference and leave remarks; only the architect retains an option.
  4. Follow the live budget and schedule, with their history
"Cost of my project" shows the range and accuracy of the current phase, main items, the gap between options and why, and the cost curve over time. The agenda gathers meetings, milestones and deadlines; "Site progress" shows stages, validated checks and the projected end date.
  5. Read the site reports
Every site meeting produces a report: attendees, points, decisions, actions with owner and deadline, reservations, on-site photos and time-stamped signatures. The PDF is posted in the phase thread; you can approve or contest it.
  6. Documents and approvals in one place
Expected documents phase by phase (missing ones are flagged), quotes accepted online with a time stamp, invoices and payments by phase, the architect's contract signed by hand and uploaded, its transmission to the regional council of the Order tracked, and a full project archive.

Frequently asked questions

Who designs my project: the platform or an architect?

An architect. CITURBAREA is an online platform published by HSE DECO, a Moroccan company, not a design office. Architectural services are provided by Arc Bati Architecture, the practice of Yassine AT-TARASSI, an architect registered with the Moroccan Order of Architects (no. 4315), based in Kénitra, or by another authorised architect you choose. The architect signs the contract and the drawings; the municipality issues the building permit.

Can I build in Morocco without travelling there?

Most of the work can be done online: video calls, design options, 3D model, budget and site reports. Some acts may still require you or a representative holding a power of attorney: notarial deeds, banking steps, signature certification, and the handover of the works. We tell you in advance which ones.

Who visits the construction site?

The person named in the architect's contract, for the visits listed there (setting-out, checks before concrete pouring, handover). Each visit leaves a dated report with photos and reservations in your project space.

How much does a villa cost to build in Morocco?

For a detached two-storey villa of 150 m², mid-range finish, good soil, no basement, the CITURBAREA simulator (version 2026-10) gives about 7 543 MAD per m² including VAT in Rabat, i.e. 1 131 400 MAD, excluding land, fees, taxes and utility connections. It is an estimate, not a quote; regional coefficients range from 0.93 (Kénitra) to 1.07 (Rabat).

How do I contact the architect?

Through the platform only: the online request form, the video-call booking page, then the messaging and video calls of your project space. No personal phone numbers or e-mails are exchanged.
