House construction cost per m² in Morocco in 2026
How much does a square metre of house really cost in Morocco in 2026? Here are the figures from the CITURBAREA simulator, by standard, by size and by city, with what they include and what they leave out.
In short: for a 150 m² two-storey (R+1) house in Kénitra (good soil, no basement), the CITURBAREA simulator estimates the works, including 5% contingencies and VAT, at 3,355 DH/m² at very economical level (jobbing builder, tâcheron), 5,595 DH/m² at mid-range, 7,355 DH/m² at upscale level, 9,717 DH/m² at high-end level and 13,036 DH/m² at luxury level. Example: 150 m² at mid-range = 839,190 DH of works incl. VAT, or 926,143 DH with fees, taxes and utility connections. Land excluded. Accuracy: ±13 to 15% as long as there are no drawings.

How much does it cost to build a house per m² in Morocco in 2026?
The figures below come from the CITURBAREA cost simulator (2026 prices, Rabat-Salé-Kénitra baseline): each case is a trade-by-trade quantity take-off (foundations, reinforced concrete, masonry, joinery, plumbing…) multiplied by sourced unit prices, not a single ratio. Common assumptions: house adjoining on two sides, R+1, 2.80 m ceiling height, good soil (isolated footings), hollow-block floor slabs (plancher hourdis), city of Kénitra. Amounts in DH incl. VAT per m² of floor area, works only (site set-up, 5% contingencies and 20% VAT included).
| Standard | 100 m² | 150 m² | 200 m² | Total 150 m² (incl. VAT) |
|---|---|---|---|---|
| Very economical (jobbing builder) | 3,837 | 3,355 | 3,179 | 503,261 DH |
| Mid-range (moyen standing) | 6,414 | 5,595 | 5,282 | 839,190 DH |
| Upscale (standing) | 8,598 | 7,355 | 6,892 | 1,103,297 DH |
| High-end (haut standing) | 11,530 | 9,717 | 9,089 | 1,457,483 DH |
| Luxury | 15,608 | 13,036 | 12,090 | 1,955,369 DH |
Source: CITURBAREA simulator, version 2026-10. Very economical is priced on a jobbing-builder basis (you buy the materials), the other standards on a general-contractor basis.
Excluding VAT and contingencies, the same 150 m² houses come out at 2,781, 4,440, 5,838, 7,712 and 10,346 DH excl. VAT/m². That pre-tax figure is the one to compare with the "price per m²" quoted by most contractors, who rarely mention VAT.
What does this price per m² include, and what does it leave out?
- Included: site set-up (2% of works, assumption), earthworks, foundations, reinforced-concrete structure, masonry and render, roof-terrace waterproofing, façades, aluminium and timber joinery, fitted kitchen as a lump sum according to the standard, floor and wall finishes, painting, plumbing, electrics, external drainage, 5% contingency allowance and VAT.
- Excluded: land, architect and engineering-firm fees, permit taxes, water, electricity and sewer connections, appliances and furniture, basement, swimming pool, boundary wall (none by default for an adjoining house).
- Assumptions to be checked: the take-off ratios (concrete per m², partitions, wall tiling…) are rules of thumb flagged as "assumption" in the simulator; they are replaced by real quantities as soon as drawings exist.

Why does a small house cost more per m²?
A 100 m² house has almost as many fixed items as a 200 m² house: a kitchen, at least one bathroom, a staircase, an electrical panel, roof waterproofing spread over a small area. At mid-range, the simulator thus goes from 6,414 DH/m² incl. VAT at 100 m² to 5,282 DH/m² at 200 m² (−18%). The total price, however, stays much lower: 641,358 DH incl. VAT for 100 m² versus 1,056,460 DH for 200 m². For a house on a small plot, see also our guide to a house plan on 100 m² in Morocco.
Jobbing builder or contractor: what is the price difference?
The simulator distinguishes two ways of building. With a general contractor (entreprise générale), the price includes site costs, overheads, contingencies and margin (selling coefficient of 1.38, an assumption calibrated on private price guides) and the whole invoice carries 20% VAT. With a jobbing builder (tâcheron), you buy the materials at trade prices, the builder invoices labour with their own margin, and VAT applies only to the materials (assumption to be confirmed depending on the tradesperson's tax status).
| 150 m² house, Kénitra | Contractor (incl. VAT) | Jobbing builder (incl. VAT) | Difference |
|---|---|---|---|
| Very economical | 723,603 DH | 503,261 DH | −30% |
| Mid-range | 839,190 DH | 599,297 DH | −29% |
| Upscale | 1,103,297 DH | 816,315 DH | −26% |
| High-end | 1,457,483 DH | 1,108,359 DH | −24% |
The price research used by the engine puts a jobbing builder at "15 to 20% cheaper" than a contractor. The calculated gap is larger because it also reflects the absence of margin on materials and of VAT on labour. In return, you carry the purchasing, waste, coordination of trades, delays and warranty. Our guide to choosing a construction company sets out the checkpoints.
How much does a basement cost?
On the same 150 m² mid-range house, a 3 m deep basement under the whole footprint (75 m²) takes the works from 839,190 to 1,271,770 DH incl. VAT, i.e. +432,580 DH. The simulator allocates 343,317 DH excl. VAT to the basement, including 178,625 DH for retaining structures (walls, drainage, below-ground waterproofing): about 4,580 DH excl. VAT per m² of basement, more than an above-ground habitable m². At very economical level, the extra cost is 297,555 DH incl. VAT. Clay or backfilled soil, which requires a raft foundation (radier), adds a further 57,600 DH incl. VAT or so. Only a soil survey can settle this; see the guide to the engineering consultancy (bureau d'études techniques, BET).
Does the price vary by city?
The simulator applies a regional coefficient (Rabat-Salé-Kénitra baseline = 1.00), the average of two 2026 price series collected by CITURBAREA. 150 m² house, R+1, mid-range, works incl. VAT:
| City | Coefficient | DH incl. VAT/m² | Total 150 m² |
|---|---|---|---|
| Fès | 0.92 | 5,539 | 830,883 DH |
| Kénitra | 0.93 | 5,595 | 839,190 DH |
| Agadir | 0.97 | 5,816 | 872,416 DH |
| Salé, Témara | 1.00 | 5,982 | 897,336 DH |
| Marrakech | 1.01 | 6,038 | 905,642 DH |
| Tangier | 1.02 | 6,093 | 913,949 DH |
| Casablanca | 1.06 | 6,314 | 947,175 DH |
| Rabat | 1.07 | 6,370 | 955,481 DH |
The gap between cities (around 15% between Fès and Rabat) remains smaller than the gap between two standards.
What about a villa?
A 150 m² detached villa costs more than an adjoining house of the same size: four façades to render and pierce with openings, higher ceilings (3.00 m, 3.20 m at high-end level), boundary wall and gate. The simulator gives 606,557 DH incl. VAT at very economical level, 992,370 DH at mid-range, 1,281,313 DH at upscale level and 2,214,144 DH at luxury level (Kénitra, R+1). Details in our guide to villa construction cost in Morocco.
Why do prices published online differ so much?
La Vie éco quotes 2,800 to 3,000 DH/m² for a villa and 2,000 to 2,500 DH/m² for a traditional house, land excluded: the article dates from 2012 (updated in 2022) and its prices have not been revised. LesMRE (June 2026) gives 3,000 to 6,000 DH/m² for "decent quality" construction and 6,000 to 12,000 DH/m² at the top end. Archiplan (prices for the second half of 2025) puts forward about 3,500 DH/m² for economy, 4,500 to 5,000 DH/m² for standard and 6,000 to 10,000 DH/m² for high-end, excluding land and fees.
Our figures excluding VAT and contingencies (2,781 to 10,346 DH/m² at 150 m²) fall within these recent ranges. The differences come mainly from scope: VAT included or not, contingencies, fitted kitchen, fees, price date, jobbing builder or contractor. Before comparing two figures, always ask what they include. To learn how to read a quote, see the sample construction quote.
What total budget should you plan for a 150 m² house?
| Item (mid-range, Kénitra) | Amount |
|---|---|
| Works excl. VAT (trades + site set-up) | 666,024 DH |
| Contingencies 5% | 33,301 DH |
| VAT 20% | 139,865 DH |
| Works incl. VAT | 839,190 DH |
| Fees incl. VAT: architect (full assignment), engineering firm (BET), soil survey, surveyor, laboratory | 66,335 DH |
| Construction tax, Urban Agency (agence urbaine) fee, public-domain occupancy, other possible charges (simulator assumption: local scales to be confirmed) | 8,118 DH |
| Utility connections (range 5,000 to 20,000 DH, low reliability) | 12,500 DH |
| Total budget excluding land | 926,143 DH |
Fees are detailed in the guide to architect fees in Morocco and taxes in building permit fees and taxes.
How do you get an estimate for your project?
- Request the zoning information certificate (note de renseignements urbanistiques) for the plot: it sets what you can build.
- Enter floor area, storeys, city, standard and soil in the cost simulator: you get the trade-by-trade breakdown and the range.
- Have drawings and a soil survey done, then replace the ratios with real quantities: accuracy improves from ±15% to ±3 to 5%.
- Ask at least three contractors to price the same bill of quantities.
Frequently asked questions
How much does it cost to build a 100 m² house in Morocco?
For an R+1 house with 100 m² of floor area in Kénitra, the CITURBAREA simulator estimates the works at 383,660 DH incl. VAT at very economical level (jobbing builder), 641,358 DH at mid-range and 859,826 DH at upscale level, contingencies and VAT included, excluding land, fees and taxes.
How much does a 150 m² house cost in Morocco?
At mid-range, 839,190 DH of works incl. VAT in Kénitra, and 926,143 DH with fees, taxes and utility connections. At very economical level with a jobbing builder, 503,261 DH of works incl. VAT. Land excluded.
Does the price per m² include the land?
No. All the prices per m² in this guide exclude land. They also exclude fees, permit taxes and utility connections, which are shown separately in the total budget.
Is building with a jobbing builder (tâcheron) really cheaper?
The simulator shows a difference of about 24 to 30% incl. VAT on a 150 m² house, because you buy the materials without margin and labour is not subject to VAT (assumption). In return, you take on purchasing, coordination, waste and warranty.
How much does a basement add?
For a 150 m² mid-range house, a 75 m² basement 3 m deep adds about 432,600 DH incl. VAT, i.e. about 4,580 DH excl. VAT per m² of basement, retaining structures included.
Is building in Casablanca more expensive than in Kénitra?
Yes: the simulator applies a coefficient of 1.06 in Casablanca versus 0.93 in Kénitra. A 150 m² mid-range house goes from 5,595 to 6,314 DH incl. VAT per m².
How accurate are these estimates?
Without drawings, about ±13 to 15%. With quantities taken off the drawings, the simulator's accuracy narrows to ±3 to 5%. A soil survey remains essential for the foundations.
