How much does it cost to build a villa in Morocco in 2026?
The cost of building a villa in Morocco depends mainly on the finish level (standing), the floor area and the region. For a detached two-storey (R+1) villa of 150 m² in Kénitra, the CITURBAREA estimator gives 4,040 to 14,760 DH/m² including VAT for the works in 2026. Here is the grid, with what it includes and what it leaves out.
In short: for a detached two-storey (R+1) villa of 150 m² in Kénitra, the CITURBAREA estimator puts the works, including a 5% contingency allowance and 20% VAT, at 4,044 DH/m² in very economical (tâcheron), 6,616 DH/m² in mid-range, 8,542 DH/m² in upscale, 11,215 DH/m² in high-end and 14,761 DH/m² in luxury: from 606,557 DH to 2,214,144 DH for 150 m². These prices exclude the land, architect and engineering fees, permit taxes and utility connections.

CITURBAREA estimator (version 2026-10): detached R+1 villa, 150 m² of floor area, 75 m² footprint, Kénitra, good soil (isolated footings), no basement, masonry boundary wall and gate included. Works including site set-up, a 5% contingency allowance and 20% VAT. The very economical level is priced with a tâcheron (you buy the materials; VAT on materials only, an assumption), the other levels with a general contractor. Accuracy without drawings: about ±13 to 15%.
The excl.-VAT column is the one to compare with the "price per m²" quoted by most companies, which rarely mention VAT. Before comparing two prices per m², always ask what they include.

What makes the price vary?
- Finishes (tiling, joinery, façade, sanitary ware): the main lever. Marble or a stone façade can double the cost of some trade packages.
- A basement: excavation plus structure means extra floor area to pay for.
- The plot: a steep slope or poor soil means heavier foundations and retaining walls.
- The region: labour and material costs vary (Rabat-Kénitra corridor, Casablanca, Tangier…).

Why does a villa cost more than a terraced house?
A detached villa of 150 m² costs more than a house of the same size built against its neighbours: four façades to render and pierce, higher ceilings (3.00 m, 3.20 m in high-end) and a boundary wall with a gate. For a detached two-storey villa (R+1) of 150 m² in Kénitra, the CITURBAREA cost estimator gives 992,370 DH including VAT in mid-range, against 839,190 DH for a house of the same size built against its neighbours on two sides. Including fees, taxes and connections, the mid-range villa comes to a total budget of 1,091,433 DH excluding land (fees, taxes and connections estimated; local scales to be confirmed). The detail for a terraced or semi-detached house is in our guide on house construction cost per m².
How much does a basement add?
For a 150 m² mid-range house in Kénitra, a basement 3 m deep under the whole footprint (75 m²) raises the works from 839,190 to 1,271,770 DH including VAT, i.e. +432,580 DH, according to the estimator. That is about 4,580 DH excluding VAT per m² of basement, retaining walls included: more expensive than a habitable m² above ground. A clay or backfilled soil that requires a raft foundation adds a further 57,600 DH or so including VAT. Only a soil survey can decide: see our guide on the engineering consultancy (BET).
Does the price change from one city to another?
The estimator applies a regional coefficient (Rabat-Salé-Kénitra base = 1.00), from 0.92 in Fès and 0.93 in Kénitra to 1.06 in Casablanca and 1.07 in Rabat. The gap between cities (around 15% between Fès and Rabat) remains smaller than the gap between two finish levels: choosing your standing matters more than choosing your city.
Building company or tâcheron?
With a general contractor (entreprise générale), the price includes site costs, overheads, contingencies and margin, and the whole bill carries 20% VAT. With a tâcheron (labour-only contractor), you buy the materials yourself and the tâcheron invoices his labour. On a 150 m² house the estimator shows a gap of about 24 to 30% including VAT, but you then carry the purchasing, waste, coordination of trades, delays and warranty. Our guide on choosing a construction company lists the checks to make.
What this price does NOT include
Included: site set-up (2% of the works, an assumption), earthworks, foundations, reinforced-concrete structure, masonry and render, waterproofing, façades, joinery, a fitted kitchen at a fixed price depending on the finish level, floor and wall finishes, painting, plumbing, electrics, external drainage, boundary wall and gate, 5% contingencies and 20% VAT. Not included: the land, the architect's and BET's fees (and soil survey, surveyor, laboratory), the permit taxes and fees (building-operations tax, urban agency, occupation of the public highway), the official utility connections (water, electricity, sewer), appliances, furniture, basement, swimming pool and heavy external works (roads and networks).
- Architect's fees: about 5% of the cost of works (CNOA scale), see architect fees in Morocco.
- Engineering consultancy (BET): about 2% for structure and services.
- Taxes and fees: see building permit fees and taxes.
How to frame your villa budget
- Ask for the zoning information certificate for the plot: it sets what you can build (height, footprint, setbacks).
- Choose a finish level suited to your budget and test the options in the cost estimator.
- Have the drawings and the soil survey done, then replace the ratios with real quantities.
- Ask at least three companies to price the same bill of quantities.

How can you reduce the cost of building a villa?
By choosing a suitable finish level, optimising the floor area and the layout, and putting the trade packages together carefully (the CITURBAREA estimator lets you test each option and see the budget live).
Is a villa more expensive than a terraced house of the same size?
Yes. A detached villa has four façades, higher ceilings and a boundary wall with a gate. For 150 m² in Kénitra in mid-range, the CITURBAREA estimator gives 992,370 DH including VAT for a villa.
Does a basement add much to the budget?
