False ceiling cost per m² in Morocco in 2026 (plasterboard, gebs, staff)
By Yassine AT-TARASSI, architect · Updated on · Reference texts (5)
Plasterboard ceiling with downlights, staff with cornices or traditional carved Moroccan plaster (gebs): here is what a ceiling costs in Morocco in October 2026, supplied and fitted, for a house, a building or a facility, according to the CITURBAREA cost simulator and the materials library surveys. Written for Moroccans abroad, foreign owners and developers.
In short: in October 2026, the CITURBAREA simulator (version 2026-10, Rabat-Salé-Kénitra base, contractor prices) puts a BA13 plasterboard false ceiling on a galvanised frame at about 160 DH excl. VAT/m² fitted (120 to 210 DH; about 190 DH incl. VAT) and a decorative staff ceiling with cornices at about 295 DH excl. VAT/m² (215 to 390 DH; about 355 DH incl. VAT). Traditional carved gebs costs 400 to 800 DH/m² fitted according to a low-reliability 2026 market survey, VAT not stated. These are three different kinds of work that cannot be compared on the price per m² alone.

Disclaimer: published costs are indicative outputs of the CITURBAREA estimator (October 2026 version), not binding quotations, technical designs or compliance certificates. Apartment buildings and public-use facilities require project-specific drawings, specialist studies, applicable regulations and contractor quotations.
How much does a fitted false ceiling cost per m² in Morocco?
A contractor's fitted selling prices excluding VAT (materials, labour, overheads and margin), with the simulator's low-high range in brackets. The jobbing-builder column is the case where you buy materials yourself and pay a tradesman for fitting.
| Item | Contractor, DH excl. VAT/m² | Contractor, DH incl. VAT/m² | Jobbing builder, DH/m² before any VAT |
|---|---|---|---|
| BA13 plasterboard ceiling on galvanised frame (furring and hangers) | 160 (120-210) | 190 | 115 |
| Decorative staff ceiling with cornices (subcontracted, supplied and fitted) | 295 (215-390) | 355 | 265 |
| Cement render on the soffit (no false ceiling), simulator scope | 75 (60-100) | 90 | 50 |
Method note: CITURBAREA simulator, reference prices version 2026-10, computed on 23/10/2026, Rabat-Salé-Kénitra base (coefficient 1.00), prices rounded to 5 DH. Incl. VAT = excl. VAT × 1.20 for a VAT-registered contractor; with a jobbing builder, VAT depends on the provider's tax status, which the quote must state. Boards and frames: June 2026 price guide; staff: March 2026 survey; the drywall fitter's day rate is a simulator assumption. The BA13 price was cross-checked against offers of 130 to 200 DH/m² fitted.
Rounding: amounts excluding and including VAT and quantities are each shown after rounding, so the product of the visible values may differ from the total by a few dirhams. Contract calculations must start from unrounded quantities and unit prices.
Example: 80 m² of BA13 false ceiling in a flat costs about 13,000 DH excl. VAT (about 15,000 DH incl. VAT); in decorative staff with cornices, about 24,000 DH excl. VAT. For your own area and city, run the cost simulator.
What the price includes, and what it excludes
- Included (BA13): boards with 5% waste, frame (tracks, furring, hangers), screws, joint tape and compound, labour, overheads and margin.
- Included (staff): fitted staff panels and about 0.3 linear metres of cornice per m² of ceiling.
- Priced separately: light coves, bulkheads and steps (per linear metre), access hatches, chandelier supports, special boards for wet rooms or fire requirements.
- Excluded: downlights, LED lighting, air-conditioning grilles, ceiling painting (see the painting cost per m²), scaffolding for high ceilings.

Traditional gebs, staff, BA13: three different kinds of work
- BA13 plasterboard: 13 mm factory boards screwed to a metal frame hung from the slab. Dry, fast work that leaves room for ducts and lighting. Fitted by a drywall fitter.
- Staff: fibre-reinforced plaster elements cast in a workshop (panels, cornices, roses), then fitted and jointed on site. Repetitive decoration, mid-range price.
- Traditional gebs: plaster worked on site by a maâlem (master craftsman), as run mouldings or hand carving (naqch). Craft work, slow, often priced as a lump sum on a drawing of the pattern.
Compare gypsum board ceilings and traditional carved plaster as distinct work packages, by finish and frame: a quote for a "plaster ceiling" must say which one it prices.
How much does modern or carved Moroccan plaster (gebs) cost?
For fitted plaster, the CITURBAREA price study of 10/10/2026 found, from one low-reliability 2026 market source:
| Ceiling type (supplied and fitted) | DH/m² |
|---|---|
| BA13 with integrated LED lighting | 120 to 220 |
| Modern gebs known as "rumi" (mouldings, light coves) | 150 to 300 |
| Traditional carved gebs (naqch) | 400 to 800 |
Method note: CITURBAREA price study of 10/10/2026, one 2026 market source, low reliability, VAT not stated. A carved ceiling is often priced as a lump sum per room: ask for a quote with a drawing of the pattern.
How much do the materials alone cost?
CITURBAREA materials library surveys (June and 23 October 2026), displayed public prices:
- BA13 plasterboard: 35 to 95 DH/m², median 59 DH (10 prices);
- galvanised frame (tracks, furring): about 10 to 22 DH per linear metre;
- staff cornice: 40 to 280 DH per linear metre, median 95 DH (7 prices);
- plaster in 25 kg bags: 45 to 75 DH; in bulk, 1,070 to 1,100 DH per tonne;
- lay-in ceiling tiles: about 57 DH excl. VAT/m² (one price found).
VAT treatment not confirmed (unless marked excl. VAT); not directly comparable with a fitted price excluding VAT.
References, finishes and supplier prices are in the materials library (free account), where CITURBAREA puts suppliers in competition.
For a house or a villa
Example computed with the CITURBAREA simulator (VILLA typology, version 2026-10, Rabat-Salé-Kénitra base, contractor, computed on 23/10/2026): a 250 m² upper mid-range villa gets, under the simulator's assumptions, BA13 on 60% of ceilings (150 m²) and staff on 40% (100 m²). The false ceilings package comes to about 54,000 DH excl. VAT (40,000 to 70,000 DH), i.e. about 2.4% of the estimated construction cost excl. VAT (about 2,210,000 DH). A 150 m² two-storey house at mid-range (MAISON typology) only gets BA13 on 60% of ceilings (90 m²), for about 15,000 DH excl. VAT (11,000 to 19,000 DH).
For a private owner or a Moroccan abroad, the next step is a cost estimate of your plan, then a video call to draw the ceiling plan with the lighting.
For a development building
R+4 apartment building: a feasibility estimate, not a bill of quantities. The amounts shown come from a simulation scenario (1,200 m², 11 flats, Kénitra, parameters of 23/10/2026). Before any investment decision, the client needs a fixed brief, a preliminary take-off per trade, soil and structural studies, utility connection conditions and the requirements of the competent services, a contingency allowance and comparable quotations. Items already included in one package must not be added a second time.
Example computed with the simulator (IMMEUBLE typology, same conditions): a 1,200 m² five-level building (ground + 4) at mid-range gets BA13 on 60% of ceilings, about 720 m², for about 116,000 DH excl. VAT (87,000 to 151,000 DH). At economy finish, the simulator cuts the share to 30% (about 360 m²): about 58,000 DH excl. VAT.
In development, the false ceiling first carries services (air conditioning, bathroom extraction, lighting) and hides beam downstands. The choice is made per flat type: bulkheads in corridors and bathrooms, full ceilings in living rooms, access hatches aligned from floor to floor. Finished ceiling heights must be checked against the applicable planning rules before thicknesses are fixed. CITURBAREA prepares the feasibility study, development appraisal and bill of quantities for your scheme.
Developers: have the economic feasibility of your plot analysed: saleable areas, common parts, parking options, structure, utility connections, forecast cost per package and permit risks. Ask for an initial scoping review; detailed studies and costings are covered by a contractually defined assignment.
For a facility (school, clinic, hotel, shop, offices)
Schools, clinics, hotels, shops and warehouses: requirements vary. Fire safety, accessibility, sanitary facilities, ventilation, operational safety and permits depend on the precise use, the number of occupants, floor areas, number of storeys and the activity. Regulatory references must be checked for the project concerned. The CITURBAREA simulator offers an indicative estimate by type of building open to the public (school or nursery, clinic or medical practice, hotel or riad, shop, offices, warehouse or workshop), based on a standard brief and on price and ratio assumptions still to be confirmed: no ratio is a quotation for this kind of project.
This guide gives no amount for this package: the simulator's ERP estimate rests on a standard brief and on assumptions still to be confirmed. Per-m² prices remain a basis, but the system changes:
- Offices, shops, schools: suspended ceilings with lay-in tiles on an exposed grid, giving access to services without demolition; in classrooms and open spaces, acoustic treatment is decided at design stage.
- Clinic, medical practice: washable, moisture-resistant tiles or boards in treatment rooms and toilets, sealed hatches, few joints. Controlled-environment rooms (operating theatres) follow a specialist specification, outside this guide.
- Hotel, riad: carved gebs or staff in lounges and the lobby, BA13 in rooms and corridors to carry air conditioning; decree no. 2-22-867 of 25/01/2023 sets construction standards specific to tourist accommodation.
- Warehouse, workshop: usually no false ceiling; insulation and lighting are handled under the roof.
For all these buildings, the suspended ceilings standard NM EN 13964 is mandatory (see below), and the reaction to fire of ceilings in a building open to the public falls under the fire safety regulation (decree no. 2-14-499): the requirement depends on the type and capacity of the establishment and is checked with the technical inspection office, on the data sheet of the complete system (boards, frame, insulation). The building services engineer coordinates the ceiling plan with air conditioning and smoke extraction.
Facility owners: ask for a brief scoping review before any costing: capacity, flows and operation, security and fire safety, maintenance, technical needs, permits and overall operating cost. A specific consultation will determine which studies to commission. For a first order of magnitude, run the simulator's ERP costing, then book a brief scoping appointment.
Which false ceiling for which room and finish level?
- Living room: BA13 with a light cove at mid-range; staff or decorative gebs at upper levels.
- Bedrooms and corridors: plain BA13, which carries air-conditioning ducts and lighting.
- Bathroom and kitchen: boards suited to wet rooms and enough ventilation; an access hatch to equipment.
- Moroccan salon: carved gebs or patterned staff, drawn with the interior designer.
The CITURBAREA price study of 10/10/2026 puts the false ceilings, plaster and staff package, per m² of floor area (excl. VAT, supplied and fitted, rebuilt from market sources), at about 30 DH/m² at very low cost, 70 at economy, 120 mid-range, 170 upper mid-range, 250 high-end and 450 luxury.
How should a false ceiling be fitted properly?
- Setting out: finished ceiling level, duct routes, positions of lights, air-conditioning grilles and hatches, before any fitting.
- Frame: perimeter tracks, hangers fixed to the slab and furring channels, at the spacings given by the system manufacturer.
- Boards: screwed to the frame, staggered joints, then tape and jointing compound.
- Fixtures: a reinforcement or independent hanger for chandeliers and heavy units; clean cut-outs for lights.
- Finish: sanding, primer, then paint.
Which standards apply to false ceilings in Morocco?
NM EN 13964 (suspended ceilings: requirements and test methods), 2020 edition, appears in the Ministry of Industry and Trade's list of mandatory standards (update of 09/03/2026, decision no. 3007-20). The components fall under approved Moroccan standards, applied when the contract cites them: NM EN 520 (gypsum boards), NM EN 14195 (metal framing), NM EN 13963 (jointing materials), NM EN 14190 (reprocessed gypsum board products), NM EN 13815 (fibrous plaster/staff products), NM EN 14209 (preformed plaster coves) and NM EN 14246 (gypsum elements for suspended ceilings). Reaction to fire is classified under NM EN 13501-1. For apartment buildings and buildings open to the public, the fire safety regulation (decree no. 2-14-499, Official Bulletin no. 6306 of 06/11/2014) also applies; the architect and the inspection office check the requirements for the building. The French rules NF DTU 25.41 (plasterboard works) and NF DTU 58.1 (suspended ceilings) are foreign references, contractual only if the specification (CPS) cites them. These standards are paid documents: only their reference and subject are given.
Which mistakes to avoid, and what does the architect check?
- Fitting too early, under a still-damp slab or before air-conditioning and electrical tests: cracks and rework.
- Hanging a chandelier from the board without reinforcement.
- Forgetting access hatches in front of valves, air-conditioning units and junction boxes.
- Poorly finished joints: cracks visible from the first season.
- A per-m² quote without detail: cornices, light coves, bulkheads, hatches and painting are often priced separately. See the quote example.
The architect checks the ceiling plan (heights, lighting, openings), flatness and level at handover, the appearance of joints under raking light and the fixings of heavy units. For a mission including interior design, CITURBAREA's fees are 8% of the works cost.
What makes the price vary?
- the system: plain BA13, modern gebs, staff, carved gebs, lay-in tiles;
- steps, light coves and cornices, priced per linear metre;
- the ceiling height and scaffolding;
- integrations: downlights, ducted air conditioning, hatches;
- the labour: contractor, jobbing builder or plaster maâlem, and the city.
For the full budget, see the house construction cost per m² and the floor tile cost.
How to price your ceilings?
A ceiling is designed together with lighting and air conditioning: book a video meeting with the architect to draw the ceiling plan, choose between BA13, staff and gebs room by room, then have those choices priced by contractors and craftsmen put in competition by CITURBAREA.

Frequently asked questions
What is the cost of a false ceiling per m² in Morocco?
The CITURBAREA simulator of October 2026 (Rabat-Salé-Kénitra base, contractor) prices a BA13 false ceiling on a frame at about 160 DH excl. VAT/m² fitted (about 190 DH incl. VAT) and a decorative staff ceiling with cornices at about 295 DH excl. VAT/m². Traditional carved gebs costs 400 to 800 DH/m² fitted according to a low-reliability 2026 market survey.
How much does a fitted plasterboard ceiling cost per m²?
About 160 DH excl. VAT/m² with a contractor (120 to 210 DH), and about 115 DH/m² before any VAT with a jobbing builder and materials you buy yourself, according to the CITURBAREA simulator (October 2026). The price was cross-checked against offers of 130 to 200 DH/m² fitted.
Are prices excluding or including VAT, and for which city?
The simulator's fitted prices exclude VAT, for the Rabat-Salé-Kénitra base (coefficient 1.00), computed on 23/10/2026; multiply by 1.20 for a VAT-registered contractor's price incl. VAT. Gebs and material prices do not state VAT.
How much is a BA13 plasterboard in Morocco?
Standard BA13 board is displayed at 35 to 95 DH/m², median 59 DH, across 10 prices surveyed in June and October 2026 (VAT treatment not confirmed). A standard 1.20 × 2.50 m board covers 3 m².
How much does Moroccan plaster (gebs) cost per m²?
According to a low-reliability 2026 market survey, modern gebs known as rumi is fitted at 150 to 300 DH/m² and traditional carved gebs at 400 to 800 DH/m². A carved ceiling is often priced as a lump sum on a drawing of the pattern.
Maâlem, drywall fitter or contractor: whose quote?
Gebs goes to a plaster maâlem, BA13 to a drywall fitter, staff to a staff specialist; a general contractor subcontracts them and coordinates with electrics and air conditioning. Compare the same system, area, cornices and hatches, and ask for each one's tax status.
Who is responsible for what?
The manufacturer answers for its system (boards, frame) and data sheet; the fitter for installation according to the quote and good practice; the architect for the ceiling plan and inspection if the mission includes it; in buildings open to the public, the inspection office checks safety requirements.
Which standard is mandatory for false ceilings in Morocco?
NM EN 13964 on suspended ceilings (2020 edition) appears in the list of mandatory standards updated on 09/03/2026. Boards fall under the approved standard NM EN 520; for buildings open to the public, fire safety decree no. 2-14-499 also applies.
Can a bathroom have a false ceiling?
Yes, with boards suited to wet rooms, good ventilation and an access hatch to equipment. The architect provides for it in the ceiling plan and the specification.
