Structural work (gros œuvre) cost per m² in Morocco in 2026
Foundations, reinforced concrete, masonry, waterproofing: here is what the structural work (gros œuvre) of a house costs in Morocco in 2026, trade by trade, according to the CITURBAREA simulator.
In short: for a 150 m² two-storey (R+1) house in Kénitra on good soil, the CITURBAREA simulator prices the complete structural work (site set-up, earthworks, foundations, reinforced concrete, masonry and render, waterproofing) at 358,892 DH excl. VAT, or about 2,390 DH excl. VAT/m² of floor area with a contractor (about 3,015 DH/m² with 5% contingencies and VAT). With a jobbing builder (tâcheron) and materials bought by you, it drops to about 1,695 DH/m², including about 445 DH/m² of labour. Clay soil (raft foundation) adds about 300 DH/m².

What does the structural work of a house include?
Structural work (gros œuvre) is everything that holds the house up and makes it weathertight. In the CITURBAREA simulator, it groups six trade packages, in site order:
| Package | Content | Amount excl. VAT | DH excl. VAT/m² |
|---|---|---|---|
| 00 Site set-up | Site hoarding, temporary water and electricity, site hut (2% of works, assumption) | 13,059 | 87 |
| 01 Earthworks | Topsoil stripping, trench and pit excavation, backfill, removal of spoil | 5,913 | 39 |
| 02 Foundations | Blinding concrete, footings, ground beams, column starters, hardcore, reinforced ground slab | 66,151 | 441 |
| 03 Reinforced-concrete structure | Columns, beams, ring beams, hollow-block floors (hourdis), solid slabs, staircase, parapet | 129,499 | 863 |
| 04 Masonry and render | 20 cm concrete-block walls, 10 cm partitions, internal render, screeds | 114,351 | 762 |
| 05 Waterproofing | Sloping screed, two-layer SBS membrane, protection, roof insulation, upstands | 29,919 | 199 |
| Total structural work | 54% of the house's works | 358,892 | 2,393 |
Adjoining R+1 house, 150 m² of floor area, 75 m² footprint, mid-range, Kénitra, general contractor. CITURBAREA simulator, 2026 prices.
Watch the definitions: many quotes class partitions, internal render and screeds as "finishing works" (second œuvre). With that convention, the simulator puts structural work at 46% of the building cost. The structural core alone (reinforced concrete and external walls) accounts for about 1,220 DH excl. VAT/m².
What does structural work cost per m² depending on the soil and how you build?
| Case (150 m² house, Kénitra) | Structural work excl. VAT | DH excl. VAT/m² of above-ground floor area (150 m²) | Difference from the reference case |
|---|---|---|---|
| Good soil, isolated footings, contractor | 358,892 DH | 2,393 | reference |
| Average soil, strip footings | 378,258 DH | 2,522 | +19,366 DH |
| Clay or backfill, full raft foundation (radier général) | 404,603 DH | 2,697 | +45,711 DH |
| Good soil, jobbing builder (materials bought by you) | 254,280 DH | 1,695 | −104,612 DH |
| Good soil + 75 m² basement, 3 m deep | 670,714 DH | 4,471 | +311,822 DH |
With the basement, the structural work spread over the whole floor area (150 m² above ground + 75 m² of basement = 225 m²) comes to 2,981 DH excl. VAT/m².
With a jobbing builder, the simulator breaks the 1,695 DH/m² of structural work down into three parts: about 1,185 DH excl. VAT/m² of materials (concrete, steel, concrete blocks, hollow blocks, cement…) that you pay to the builders' merchant; about 445 DH/m² invoiced by the tâcheron (382 DH/m² of labour without social charges, 23 DH/m² of small tools and consumables, and his 10% margin, i.e. 40 DH/m²); and about 65 DH/m² of site set-up (2% of the works, an assumption, i.e. 9,680 DH). Hence 1,185 + 445 + 65 = 1,695 DH/m². This amount is consistent with the labour-only structural-work rates used by the engine, from 230 to 450 DH/m². For the full cost of the house, finishes included, see house construction cost per m².

Which unit prices should you check on a structural-work quote?
Installed selling prices excl. VAT (materials, labour, contractor's overheads and margin), city of Kénitra, with the simulator's low-high range in brackets:
| Item | Unit | Price excl. VAT |
|---|---|---|
| Trench and pit excavation | m³ | 107 (78-140) |
| B15 blinding concrete, 10 cm | m² | 122 (107-142) |
| Reinforced concrete, isolated footings | m³ | 2,442 (2,057-2,913) |
| Reinforced concrete, ground beams | m³ | 3,925 (3,300-4,784) |
| Reinforced concrete, columns | m³ | 4,933 (4,138-6,065) |
| Reinforced concrete, beams and ring beams | m³ | 4,340 (3,641-5,317) |
| Complete 16+4 hollow-block floor | m² | 422 (299-563) |
| 12 cm reinforced ground-bearing slab | m² | 275 (219-332) |
| 20 cm concrete-block wall | m² | 227 (170-306) |
| 10 cm concrete-block partition | m² | 139 (99-204) |
| Internal cement render | m² | 63 (51-83) |
| Two-layer SBS waterproofing | m² | 145 (135-165) |
These prices are based on materials surveyed in 2026 (B25 ready-mix concrete: 850 to 1,100 DH/m³; high-bond (HA) steel: 8.8 to 10.5 DH/kg; CPJ 45 cement: 72 to 85 DH per bag; 20 cm concrete block: 5 to 9 DH) and on laying times that are the engine's assumptions. Archiplan publishes similar ranges for cement (70 to 85 DH per bag) and steel (9,000 to 12,000 DH per tonne).
How much concrete, steel and cement per m²?
Quantities calculated by the simulator for the reference house (150 m², 16+4 hollow-block floor, isolated footings), per m² of floor area:
| Material | Total | Per m² of floor area |
|---|---|---|
| Concrete (all classes) | ≈ 51 m³ | 0.34 m³ |
| of which B25 structural concrete | 47 m³ | 0.31 m³ |
| High-bond (HA) steel | 2,559 kg | 17 kg |
| Welded mesh | 242 m² | 1.6 m² |
| Bagged cement (mortars, render, screeds) | 258 bags | 1.7 bags |
| 20 cm / 10 cm concrete blocks | 2,869 / 1,616 units | 19 / 11 units |
| 16 cm hollow blocks (hourdis) | 1,181 units | 7.9 units |
Bagged cement is low because the concrete is assumed to be plant-delivered (ready-mix). If the concrete is mixed on site, you must add the cement, sand and gravel for the concrete. Steel depends heavily on the soil and the project: the simulator rises to 27 kg/m² with a raft and to nearly 30 kg/m² with a basement. These ratios are preliminary-study assumptions: only the reinforced-concrete drawings from an engineering consultancy (bureau d'études) give the quantities to order.
How much does structural-work labour cost?
| Trade | Daily rate (DH, 8 h) |
|---|---|
| Labourer / mason's helper | 150 to 250 (ref. 200) |
| Skilled mason (maâlem) | 280 to 450 (ref. 330) |
| Steel fixer, formwork carpenter | 280 to 450 (ref. 330) |
| Team leader | 350 to 600 (ref. 450) |
For a contractor, the simulator adds 21.09% employer social charges (CNSS, AMO, training tax) to these rates. For the whole house, it counts about 160 labourer days, 93 mason days, 15 steel-fixer days and 11 formwork-carpenter days. A "labour-only" quote should therefore be compared per m² (about 445 DH/m² here) or by number of days, never without knowing the list of items covered.
What are the pitfalls of a structural-work quote?
- Price per m² without quantities: a lump sum of "structural work at 1,500 DH/m²" says nothing about the foundation type or floor thickness. Insist on a bill of quantities with unit prices (see our sample quote).
- Mix not specified: the quote must state the concrete class (B25 minimum for the structure in the simulator) and whether it is plant-delivered or mixed on site.
- Reinforcement without drawings: without reinforced-concrete drawings, the steel is left to the site's judgement. Going from 17 to 27 kg/m², as on a raft, means about 1.5 tonnes more steel on 150 m², or nearly 15,000 DH for the material alone.
- No soil survey: switching from isolated footings to a raft adds about 46,000 DH excl. VAT to the structural work in our example.
- Waterproofing forgotten: it is often taken out of the structural work and then bought back cheaply. Here it costs about 200 DH/m² of floor area.
- Unclear VAT: the engine assumes that merchant prices which do not state VAT are excl. VAT. If they were incl. VAT, the difference would be 5 to 10% of the works. Have each quote state whether it is excl. or incl. VAT.
How do you get your structural work priced?
- Have the architect's drawings and the soil survey done, then the engineering firm's (BET) reinforced-concrete drawings.
- Estimate the structural work trade by trade in the simulator to get a reference price.
- Send the same bill of quantities to three contractors or jobbing builders. See choosing a construction company.
- Compare trade by trade and ask for a justification of any price that departs by more than 20% from the reference.

What do other sources say?
Habitat Services Plus (November 2024) puts the structural work of a villa at 2,000 to 3,500 MAD/m², i.e. 300,000 to 525,000 MAD for 150 m², covering foundations, masonry, reinforced concrete, roof and basic insulation. Our estimate of 2,393 DH excl. VAT/m² with a contractor falls within that range. Our jobbing-builder figure (1,695 DH/m²) is below it, because it includes neither contractor margin nor overheads on materials.
Frequently asked questions
What is the cost of structural work per m² in Morocco?
For a 150 m² R+1 house in Kénitra on good soil, the CITURBAREA simulator gives about 2,390 DH excl. VAT/m² with a general contractor, including partitions, render, screeds and waterproofing, and about 1,695 DH/m² with a jobbing builder (tâcheron) and materials bought by the client.
How much does labour alone cost for structural work?
About 445 DH per m² of floor area in the simulator for a 150 m² house, which is consistent with the 230 to 450 DH/m² rates used by the engine. Daily rates range from 150 to 250 DH for a labourer and 280 to 450 DH for a skilled mason.
How much steel is needed per m²?
About 17 kg of high-bond steel per m² of floor area for a house on isolated footings, 27 kg/m² on a raft and nearly 30 kg/m² with a basement. These are preliminary-study ratios: only the engineering firm's reinforced-concrete drawings are authoritative.
What share of the total cost is structural work?
About 54% of the works for a mid-range house if partitions, render and screeds are counted as structural work, and 46% if they are classed as finishing works. The share falls as the standard of finishes rises.
How much does a basement add to the structural work?
For a 150 m² house, a 75 m² basement 3 m deep adds about 312,000 DH excl. VAT of structural work: excavation, retaining walls, drainage, below-ground waterproofing and an additional floor slab.
Can structural work be done without reinforced-concrete drawings?
It is not advisable. Without the engineering firm's drawings, reinforcement and member sizes are decided on site. The risk concerns both structural safety and the budget, with steel discrepancies of around one and a half tonnes on a 150 m² house.
