Render (enduit) covers every wall of the building, inside and out. It gives a flat surface before paint and protects masonry from rain. This guide, for overseas Moroccans, foreign owners and investors, explains how it is done, what is checked and what it costs for a house, an apartment building or a facility, according to the CITURBAREA cost simulator.

In short: the CITURBAREA simulator (version 2026-10, calculated on 23/10/2026, contractor selling prices excl. VAT in Kénitra, cement and sand priced January to October 2026) puts trued internal cement render, about 2 cm of mortar at 350 kg of cement per m³, at about 65 MAD/m² excl. VAT (50 to 85), about 75 MAD incl. VAT, and three-coat external render about 2.5 cm thick, scaffolding included, at about 80 MAD/m² excl. VAT (65 to 105), about 95 MAD incl. VAT. These prices assume a sound block or concrete background; render goes on after embedded services have been accepted, on a dampened background with a scratch coat.

Apartment buildings and public-use facilities require project-specific drawings, specialist studies, applicable regulations and contractor quotations.

What is render for, and what is it made of?

Render is a mortar applied to masonry (concrete blocks, bricks) and concrete. Inside, it trues walls for paint or tiles. Outside, it protects the masonry from rain and carries the façade paint. Traditional render has three coats:

  1. Scratch coat (gobetis): a thin, rough, thrown coat that bonds the render to the background.
  2. Body coat: the coat that gives thickness and flatness, ruled straight.
  3. Finish coat: thinner, smoothed, floated or scraped for the chosen look.

Ready-mixed renders also exist (one-coat, lime-based, water-repellent) and, inside, gypsum plasters. The background (blocks, bricks, concrete), its condition, the type of render, the number of coats and the thickness are set in the project documents and the specification (CPS).

How much does render cost per m² in 2026?

ItemContractor, MAD excl. VAT/m²Contractor, incl. VAT/m²Labour-only (tâcheron), excl. VAT/m²
Trued internal cement render (walls), ≈ 2 cm≈ 65 (50-85)≈ 75≈ 45
Ceiling cement render≈ 70 (55-95)≈ 85≈ 45
Three-coat external render, ≈ 2.5 cm, scaffolding included≈ 80 (65-105)≈ 95≈ 55
5 cm cement screed (base for floor finishes)≈ 80 (65-100)≈ 95≈ 55

Method note: CITURBAREA simulator, version 2026-10, calculated on 23/10/2026, Kénitra (regional factor 0.93). Mortar at 350 kg of cement per m³, about 2 cm thick inside and 2.5 cm outside (engine assumptions); labour times: engine assumptions; contractor selling prices with site costs, overheads and margin. Labour-only column: materials bought by you at merchant prices, labour without contractor margin, amounts excl. VAT; VAT treatment depends on the provider's tax status and must be stated on the quote. Incl. VAT = excl. VAT × 1.20. Rounded to the nearest 5 MAD.

Rounding: amounts excluding and including VAT and quantities are each shown after rounding, so the product of the visible values may differ from the total by a few dirhams. Contract calculations must start from unrounded quantities and unit prices.

These are simulator prices for the scope described. We do not publish a figure-by-figure comparison with "market" prices: the records available state neither the number of coats, nor the thickness, nor the background, nor scaffolding, nor always VAT, so they cannot be compared with this scope. Ask for these four points on every quote.

For a 150 m² two-storey villa in Kénitra (mid-range), the simulator counts about 495 m² of internal render (≈ 31,000 MAD excl. VAT), 105 m² of ceiling render (≈ 7,000 MAD) and 262 m² of external render (≈ 21,000 MAD), about 59,000 MAD excl. VAT of render in all (calculated on 23/10/2026). For your own areas, have the simulator price your project. For façade finishes on top, see house façade finishes.

For a development apartment building

R+4 apartment building: a feasibility estimate, not a bill of quantities. The amounts shown come from a simulation scenario (1,200 m², 11 flats, Kénitra, parameters of 23/10/2026). Before any investment decision, the client needs a fixed brief, a preliminary take-off per trade, soil and structural studies, utility connection conditions and the requirements of the competent services, a contingency allowance and comparable quotations. Items already included in one package must not be added a second time.

For a five-storey (R+4) building of 1,200 m² in Kénitra (11 flats, two party walls, mid-range), the simulator counts about 2,880 m² of internal render (≈ 183,000 MAD excl. VAT), 840 m² of ceiling render (≈ 59,000 MAD) and 511 m² of external render (≈ 41,000 MAD), about 283,000 MAD excl. VAT of render (IMMEUBLE type, calculated on 23/10/2026, rechecked on 24/10/2026). The 2,880 m² of internal render is the simulator's value (2,879.8 m²: both faces of the partitions plus the inner face of the external walls) rounded to the nearest 10 m²; our masonry guide uses the same value. In a building, render is a matter of quantities: partitions rendered on both faces, stairwells and common areas, and a street façade that needs scaffolding over five storeys (setting it up on the public road is arranged with the municipality). An accurate take-off from the drawings moves the budget more than a few dirhams per m². For developers, CITURBAREA establishes these quantities in the feasibility study, developer's appraisal and bill of quantities.

Developers: have the economic feasibility of your plot analysed: saleable areas, common parts, parking options, structure, utility connections, forecast cost per package and permit risks. Ask for an initial scoping review; detailed studies and costings are covered by a contractually defined assignment.

For a facility (school, clinic, hotel, shop)

Schools, clinics, hotels, shops and warehouses: requirements vary. Fire safety, accessibility, sanitary facilities, ventilation, operational safety and permits depend on the precise use, the number of occupants, floor areas, number of storeys and the activity. Regulatory references must be checked for the project concerned. The CITURBAREA simulator offers an indicative estimate by type of building open to the public (school or nursery, clinic or medical practice, hotel or riad, shop, offices, warehouse or workshop), based on a standard brief and on price and ratio assumptions still to be confirmed: no ratio is a quotation for this kind of project.

For a two-storey (R+1) private school of 1,000 m² in Kénitra (the simulator's "school or nursery" ERP type, standard brief of 8 classrooms, detached building, mid-range), the simulator counts about 1,750 m² of internal render (≈ 111,000 MAD excl. VAT), 700 m² of ceiling render (≈ 49,000 MAD) and 585 m² of external render (≈ 47,000 MAD), about 206,000 MAD excl. VAT (calculated on 24/10/2026). This is an indicative estimate: the standard brief and several prices in the ERP section are assumptions still to be confirmed. What changes, with no further figure at this stage:

Facility owners: ask for a brief scoping review before any costing: capacity, flows and operation, security and fire safety, maintenance, technical needs, permits and overall operating cost. A specific consultation will determine which studies to commission. For a first order of magnitude, run the simulator's ERP costing, then book a brief scoping appointment.

How do you get render right, step by step?

  1. Have embedded services accepted (electrics, plumbing) before closing walls: positions, pressure and drainage tests, photos of every wall.
  2. Clean and dampen the background, especially in hot weather and on blocks that draw water from the mortar.
  3. Fix mesh at junctions between concrete and masonry (columns, beams, ring beams): that is where render cracks.
  4. Throw the scratch coat, then apply and rule the body coat, respecting the drying times in the specification.
  5. Form corners with beads, then the finish coat.
  6. Protect fresh render from sun, wind and rain, and keep it damp for the first days.

What are the most common mistakes?

What does the architect check?

The CITURBAREA render checklist is signed before painting: embedded services accepted (services checklist signed); clean, dampened background with scratch coat; mesh at concrete-masonry junctions; thickness and number of coats as specified in the CPS; flatness and corners. For the sequence of trades, see steps to build a house in Morocco.

Which standards apply to render?

Paid standards: reference and subject only. Their status was checked against the Ministry of Industry list of mandatory standards, updated on 09/03/2026; the project specification (CPS) states which are contractual.

How do you price your render?

Render areas are measured from the drawings (walls, both faces of partitions, ceilings, façades). To compare masonry and render quotes, see also structural work cost and our quote example. Before signing, have the architect review your quotes in a video call.

Frequently asked questions

How much does render cost per m² in Morocco?

The CITURBAREA simulator (Kénitra, contractor, calculated on 23/10/2026) gives about 65 MAD/m² excl. VAT for about 2 cm of trued internal cement render and 80 MAD/m² for three-coat external render with scaffolding. With a labour-only tâcheron and materials you buy, allow about 45 and 55 MAD/m² excl. VAT.

How much does render labour cost?

CITURBAREA has no record of labour-only rates per m² with a known scope (coats, thickness, background, scaffolding, VAT), so we publish no market range. The simulator estimates labour from working times, which are engine assumptions.

How many coats does façade render need?

Traditional render has three coats: the scratch coat, the body coat that trues the wall, then the finish coat. Ready-mixed one-coat renders are applied according to the manufacturer's data sheet.

Why is my render cracking?

The usual causes are no mesh at concrete-masonry junctions, a background that is too dry, too much thickness in one pass and drying too fast in sun or wind. A crack that keeps opening should be examined by the structural engineering firm.

How much cement does render need?

The CITURBAREA simulator uses mortar at 350 kg of cement per m³ (assumption), about 7 kg of cement per m² for 2 cm of internal render. The exact mix is set by the specification or the product data sheet.

Are render prices excl. or incl. VAT?

Contractor prices from the simulator are excl. VAT, with the incl. VAT figure alongside (× 1.20). Materials prices displayed in shops almost never say whether VAT is included: their VAT treatment is not confirmed.

Which city and date do these prices apply to?

Kénitra (regional factor 0.93), calculated on 23/10/2026, with cement and sand priced January to October 2026. The simulator adjusts prices for other cities (for example Casablanca 1.06, Rabat 1.07).

Tâcheron's quote or contractor's quote: what should I compare?

Compare the same scope: number of coats, thickness, background, scaffolding, materials included or not. VAT treatment depends on the provider's tax status and must appear on the quote; with a tâcheron, buying materials and supervision rest more on you.

Who is responsible for what?

The architect sets the render type, coats and thickness for the background in the specification; the contractor or tâcheron carries them out; the client approves and pays. The architect checks services acceptance, background, mesh and thickness before painting.
