Topsoil stripping, excavation, backfill, spoil removal: earthworks cost little on good soil and a lot on clay, rock or with a basement. Here are the 2026 prices from the CITURBAREA simulator for a house, an apartment block and a public-facing building, and what the architect checks at the bottom of the excavation.

In short: for a 150 m² two-storey (R+1) house (75 m² footprint) in Kénitra on good soil, the CITURBAREA simulator (version 2026-10, run on 23/10/2026) prices earthworks at about 6,000 DH excl. VAT (about 7,000 DH incl. VAT with a contractor), with foundation excavation at 105 DH excl. VAT per m³. These rates are indicative for accessible ground and exclude unforeseen ground conditions. On clay or fill the package rises to about 19,000 DH; with a 75 m² basement 3 m deep and groundwater, to about 99,000 DH excl. VAT.

Apartment buildings and public-use facilities require project-specific drawings, specialist studies, applicable regulations and contractor quotations.

What the price includes, and what it excludes

In the CITURBAREA simulator, package 01 Earthworks comes right after site set-up. It covers:

What it excludes: the soil survey and topographic survey; demolition of existing structures; unforeseen ground conditions (soft clay pocket, water ingress, more rock than expected); underpinning of neighbouring buildings; tipping fees where the commune sets them. The quote must state excavation, loading, haulage and disposal separately.

What does excavation cost per m³ in Morocco in 2026?

Installed selling prices excl. VAT (labour, plant, overheads and contractor's margin), Kénitra regional factor; simulator range in brackets:

ItemUnitPrice excl. VAT (DH)

Temporary shoring of excavationsm²325 (190 to 550)
Dewatering, groundwater loweringweek5,200 (3,200 to 9,600)

Method note: CITURBAREA simulator, version 2026-10, run on 23/10/2026, Kénitra, prices excl. VAT rounded to 5 DH (100 DH for dewatering). Haulage to tip, rock breaking, pumping and shoring are engine assumptions, as no published price was found; plant and labour times are too. Excavation is measured in situ; removed spoil is measured loose (× 1.25 in the engine, an assumption).

Rounding: amounts excluding and including VAT and quantities are each shown after rounding, so the product of the visible values may differ from the total by a few dirhams. Contract calculations must start from unrounded quantities and unit prices.

Key figure: in October 2026, in Kénitra, the CITURBAREA simulator counts about 105 DH excl. VAT per in-situ m³ for foundation excavation in ordinary ground, and about 95 DH excl. VAT per loose m³ for haulage and disposal; these are calculated contractor selling prices, not quotes.

For a "plant only" quote, the simulator reference uses a mini-excavator with operator at 1,500 to 2,500 DH per day (recorded in October 2026, transport of the machine excluded). VAT treatment not confirmed: this price is not directly comparable with an installed price excl. VAT. To track the price of crushed stone, sand and gravel, see the CITURBAREA materials library (free account).

What do earthworks cost for a house depending on the soil?

Case (150 m² R+1 house, 75 m² footprint, Kénitra)Earthworks excl. VAT
Good soil, pad footings (reference)6,000 DH
Average soil, strip footings8,000 DH
Plot with a 15% slope8,000 DH
Rock9,000 DH
Clay or fill, raft foundation19,000 DH
75 m² basement, 3 m deep72,000 DH
75 m² basement, 3 m deep, with groundwater99,000 DH

Method note: CITURBAREA simulator, run on 23/10/2026, general contractor, amounts excl. VAT rounded to 1,000 DH. Budget scenario: volumes and the choice of foundations depend on the geotechnical study, the structural design (BET) and the approved drawings.

In the reference case the breakdown is simple: about 160 m² of stripping, 20 m³ of excavation, 7 m³ of backfill and 16 m³ of spoil removed. With a basement and groundwater everything changes: about 340 m³ of bulk excavation, 280 m³ to remove (27,000 DH excl. VAT), 52 m² of shoring (17,000 DH) and six weeks of pumping (31,000 DH, assumed duration). A basement is decided with the soil survey and the engineering consultancy. To test your own plot, estimate your project with its soil type.

For a development block

R+4 apartment building: a feasibility estimate, not a bill of quantities. The amounts shown come from a simulation scenario (1,200 m², 11 flats, Kénitra, parameters of 23/10/2026). Before any investment decision, the client needs a fixed brief, a preliminary take-off per trade, soil and structural studies, utility connection conditions and the requirements of the competent services, a contingency allowance and comparable quotations. Items already included in one package must not be added a second time.

For a 1,200 m² R+4 block (240 m² footprint, terraced, Kénitra, good soil), the simulator counts about 32,000 DH excl. VAT of earthworks: 380 m² of stripping, 140 m³ of excavation, 50 m³ of backfill and 110 m³ removed. With a 240 m² parking basement 3 m deep, the package rises to about 199,000 DH excl. VAT: 920 m³ of bulk excavation, nearly 1,000 loose m³ to remove (95,000 DH) and 93 m² of shoring (30,000 DH); with groundwater, about 206,000 DH.

What changes for a developer: shoring along party walls becomes the norm, the excavation method must be approved by the BET, truck movements are planned with the commune, and the neighbours' condition survey protects the appraisal. For a small subdivision, general road earthworks are part of the infrastructure works borne by the developer (Law 25-90, article 18); the simulator does not price them.

These volumes feed your feasibility study, financial appraisal and bill of quantities, refined after the soil survey.

Developers: have the economic feasibility of your plot analysed: saleable areas, common parts, parking options, structure, utility connections, forecast cost per package and permit risks. Ask for an initial scoping review; detailed studies and costings are covered by a contractually defined assignment.

For a public-facing building (school, clinic, hotel, shop, warehouse)

Schools, clinics, hotels, shops and warehouses: requirements vary. Fire safety, accessibility, sanitary facilities, ventilation, operational safety and permits depend on the precise use, the number of occupants, floor areas, number of storeys and the activity. Regulatory references must be checked for the project concerned. The CITURBAREA simulator offers an indicative estimate by type of building open to the public (school or nursery, clinic or medical practice, hotel or riad, shop, offices, warehouse or workshop), based on a standard brief and on price and ratio assumptions still to be confirmed: no ratio is a quotation for this kind of project.

This guide gives no amount for this package: the simulator's ERP estimate rests on a standard brief and on assumptions still to be confirmed. Here is what changes:

Facility owners: ask for a brief scoping review before any costing: capacity, flows and operation, security and fire safety, maintenance, technical needs, permits and overall operating cost. A specific consultation will determine which studies to commission. For a first order of magnitude, run the simulator's ERP costing, then book a brief scoping appointment.

Do you need a soil survey and a surveyor before excavating?

The surveyor (ingénieur géomètre-topographe) intervenes twice: for the topographic plan of the plot, then for setting out. Law 30-93 (articles 1 and 3) reserves topographic surveys and land boundary work to registered surveyors and also allows them to set out buildings.

The soil survey (geotechnical study) is the input for the foundations: depth of good ground, presence of water, type of foundation. Geotechnical missions are often described by reference to the French standard NF P94-500 (missions G1 to G5) and design by Eurocode 7 (EN 1997-1 and EN 1997-2). These are foreign, voluntary references that the CPS can make contractual; they are not Moroccan law. The engineering consultancy cannot seriously design foundations without these data.

During the works, the health and safety provisions of the Labour Code (Law 65-99) apply to the employer: stable slopes or shoring, according to the method chosen by the contractor and the BET.

How do earthworks proceed, step by step?

  1. Setting out of the axes and the ±0.00 datum by the surveyor, checked by the architect.
  2. Topsoil stripping and separate stockpiling.
  3. Excavation down to the bearing level set by the soil survey and the drawings.
  4. Acceptance of the formation level by the architect, with the geotechnical engineer if the ground is doubtful.
  5. Blinding concrete poured without delay to protect the formation.
  6. After the foundations: backfill in compacted layers, then removal of surplus.

What does the architect check at the bottom of the excavation?

The CITURBAREA checklist "earthworks and formation level" (phase reference, October 2026) has four hold points:

Add the stability of slopes or shoring and blinding poured without waiting.

What are the common mistakes?

How do you move forward on your earthworks?

The next step is pricing the foundations, covered with the overview in our guide to structural work costs. To decide whether you need a soil survey, a basement or shoring, and to read the quotes you have received, talk to the architect in a video meeting.

Frequently asked questions

What does excavation cost per m³ in Morocco?

According to the CITURBAREA simulator (run on 23/10/2026, Kénitra), foundation excavation costs about 105 DH excl. VAT per in-situ m³, bulk excavation about 50 DH and spoil removal about 95 DH per loose m³. These rates assume accessible ground and exclude unforeseen ground conditions.

What do earthworks cost for a 150 m² house?

For a 150 m² R+1 house on good soil in Kénitra, about 6,000 DH excl. VAT. On clay or fill, about 19,000 DH; with a 75 m² basement 3 m deep, about 72,000 DH, and about 99,000 DH if groundwater must be pumped.

Are these prices excluding or including VAT?

They exclude VAT. With a contractor, add 20% VAT. With a digger paid by the day, the VAT treatment depends on his tax status: the quote must state it.

Which city and date do these prices apply to?

Kénitra (factor 0.93), run on 23/10/2026. The simulator applies another factor by city, for example 1.06 for Casablanca.

How much does a mini-excavator cost per day in Morocco?

The CITURBAREA simulator reference uses 1,500 to 2,500 DH per day with operator (recorded in October 2026), transport of the machine excluded. VAT treatment not confirmed: this price is not directly comparable with an installed price excl. VAT.

Tradesman's quote or contractor's quote: how do you compare?

A digger often charges the machine by the day; a contractor charges per installed m³. To compare, bring both to the same volume and check that loading, haulage and disposal are included.

Do you need a soil survey before digging the foundations?

It sets the depth of good ground, the presence of water and the type of foundation. Without it, the engineer designs without data and the problem is found at the bottom of the excavation, at a higher cost.

Who is responsible for what during earthworks?

The client commissions the soil survey and the topographic survey; the surveyor sets out; the BET sets the bearing level and the method near neighbours; the contractor answers for the stability of the excavation and safety; the architect accepts the formation level.
