Masonry walls for a house in Morocco: cost per m², quantities and checks in 2026
By Yassine AT-TARASSI, architect · Updated on · Reference texts (5)
External block walls, partitions, internal render and screeds: masonry infills the reinforced concrete frame and prepares the finishes. Here are the 2026 prices from the CITURBAREA simulator for a house and an apartment block, what changes for a public-facing building, and what the architect checks wall by wall.
In short: for a 150 m² two-storey (R+1) house in Kénitra, the CITURBAREA simulator (version 2026-10, run on 23/10/2026) prices masonry and render at about 110,000 DH excl. VAT, i.e. 735 DH per m² of floor area and about 133,000 DH incl. VAT with a contractor. A 20 cm concrete block wall costs about 225 DH excl. VAT per m² installed, a 10 cm partition 140 DH and internal cement render 65 DH. With a labour-only builder, the package drops to about 77,000 DH. Confirm whether walls are load-bearing or infill: ring beams and seismic detailing follow the approved structural drawings.

Disclaimer: published costs are indicative outputs of the CITURBAREA estimator (October 2026 version), not binding quotations, technical designs or compliance certificates. Apartment buildings and public-use facilities require project-specific drawings, specialist studies, applicable regulations and contractor quotations.
What the price includes, and what it excludes
In the CITURBAREA simulator, package 04 Masonry and render follows the reinforced concrete frame (see structural work costs). It covers:
- external walls in 20 cm (or 15 cm) hollow concrete blocks;
- internal partitions in 10 cm blocks;
- internal cement render on walls and ceilings;
- cement screeds that receive the floor finishes.
Excluded: reinforced concrete ring beams and lintels (counted in the structure package); façade render and paint (façades package); thermal insulation; façade scaffolding; chases and making good for electrical and plumbing packages. Watch the conventions: many quotes class partitions, render and screeds as "finishing works"; the simulator keeps them in this package to follow the site sequence.
What does a block wall cost per m² in 2026?
Installed selling prices excl. VAT (blocks, mortar, labour, overheads and contractor's margin), Kénitra regional factor; simulator range in brackets:
| Item | Unit | Contractor price excl. VAT (DH) | Labour-only builder (DH excl. VAT) |
|---|---|---|---|
| 20 cm hollow concrete block wall | m² | 225 (170 to 305) | 160 |
| 15 cm hollow concrete block wall | m² | 190 (140 to 265) | 135 |
| 10 cm hollow block partition | m² | 140 (100 to 205) | 95 |
| Internal cement render, trued, on walls | m² | 65 (50 to 85) | 45 |
| Cement render to ceilings | m² | 70 (55 to 95) | 45 |
| 5 cm cement screed | m² | 80 (65 to 100) | 55 |
Method note: CITURBAREA simulator, version 2026-10, run on 23/10/2026, prices excl. VAT rounded to 5 DH. Scope of the internal render: cement mortar for about 2 cm thickness on masonry, mason and labourer time, excluding façade scaffolding; we do not compare it with published market benchmarks whose scope is unknown. Labour-only: materials at merchant prices bought by you, builder's labour; the VAT treatment depends on his tax status. Laying times are engine assumptions.
Rounding: amounts excluding and including VAT and quantities are each shown after rounding, so the product of the visible values may differ from the total by a few dirhams. Contract calculations must start from unrounded quantities and unit prices.
Key figure: in October 2026, in Kénitra, the CITURBAREA simulator counts about 225 DH excl. VAT per m² for a 20 cm hollow concrete block wall built by a contractor, blocks, mortar and labour included; it is a calculated price, not a quote.
These prices rest on materials recorded by the reference: 20 cm block at 5 to 9 DH each (April to October 2026), 15 cm block at 4 to 8 DH, 10 cm block at 2.5 to 6 DH, 8-hole hollow brick at 1.5 to 2.5 DH, CPJ 45 cement at 72 to 85 DH per 50 kg bag (May to October 2026). These are seller display prices: VAT treatment not confirmed, not directly comparable with an installed price excl. VAT (the engine reads them as excl. VAT, as an assumption). To compare blocks, bricks and cement, see the materials library (free account).

What does the masonry of a 150 m² house cost?
| Line (150 m² R+1 house, Kénitra, contractor) | Engine quantity | Amount excl. VAT |
|---|---|---|
| 20 cm block walls | 216 m² | 49,000 DH |
| Internal wall render | 462 m² | 29,000 DH |
| 10 cm block partitions | 123 m² | 17,000 DH |
| Screeds | 132 m² | 11,000 DH |
| Ceiling render | 60 m² | 4,000 DH |
| Total masonry and render | 110,000 DH |
Method note: CITURBAREA simulator, run on 23/10/2026, amounts excl. VAT rounded to 1,000 DH. Areas come from the parametric take-off (shape, party walls, number of rooms): to be replaced by the take-off from the drawings.
In quantities, that is about 2,840 blocks of 20 cm and 1,620 blocks of 10 cm (12.5 blocks per m² plus 5% waste, a calculation assumption), and about 246 bags of cement for mortar, render and screeds, because the structural concrete is assumed to come from a batching plant. For your own house, get your wall and partition areas from the simulator.
For a development block
R+4 apartment building: a feasibility estimate, not a bill of quantities. The amounts shown come from a simulation scenario (1,200 m², 11 flats, Kénitra, parameters of 23/10/2026). Before any investment decision, the client needs a fixed brief, a preliminary take-off per trade, soil and structural studies, utility connection conditions and the requirements of the competent services, a contingency allowance and comparable quotations. Items already included in one package must not be added a second time.
For a 1,200 m² R+4 block (11 flats, terraced, Kénitra), at mid-range finish, the simulator prices masonry at about 671,000 DH excl. VAT, i.e. about 560 DH per m² of floor: external walls 910 m² (207,000 DH), internal render 2,880 m² (183,000 DH), partitions 985 m² (137,000 DH), screeds 1,056 m² (86,000 DH) and ceiling render 840 m² (59,000 DH) (calculated on 24/10/2026). In quantities: about 11,900 blocks of 20 cm, 12,900 blocks of 10 cm and 1,110 bags of cement for this package.
Method: the internal render area is both faces of the partitions plus the inner face of the external walls, i.e. 2,879.8 m² in the simulator, rounded to the nearest 10 m² (2,880 m²), the same value as in our render guide. The previous version of this guide gave 2,860 m² because it had been calculated in the simulator's "Standing" range (larger windows, more false ceilings), not at mid-range finish. Each item is rounded to the nearest 1,000 DH, so their sum may differ slightly from the total.
- The cost per m² of floor is lower than for a house: party walls reduce external walls, but partitions between flats weigh more.
- Separating walls between flats and service shafts are decided with the BET and the CPS (sound insulation, fire resistance); the engine does not distinguish them.
- On a site of this size, the CPS provides for checking blocks on delivery (origin, regularity, declared strength).
The masonry take-off is set in the feasibility study, financial appraisal and bill of quantities.
Developers: have the economic feasibility of your plot analysed: saleable areas, common parts, parking options, structure, utility connections, forecast cost per package and permit risks. Ask for an initial scoping review; detailed studies and costings are covered by a contractually defined assignment.
For a public-facing building (school, clinic, hotel, shop, warehouse)
Schools, clinics, hotels, shops and warehouses: requirements vary. Fire safety, accessibility, sanitary facilities, ventilation, operational safety and permits depend on the precise use, the number of occupants, floor areas, number of storeys and the activity. Regulatory references must be checked for the project concerned. The CITURBAREA simulator offers an indicative estimate by type of building open to the public (school or nursery, clinic or medical practice, hotel or riad, shop, offices, warehouse or workshop), based on a standard brief and on price and ratio assumptions still to be confirmed: no ratio is a quotation for this kind of project.
This guide gives no amount for this package: the simulator's ERP estimate rests on a standard brief and on assumptions still to be confirmed. What changes:
- Fire safety: some walls and partitions must separate high-risk rooms or escape routes; their requirements follow from the building's classification under Decree 2-14-499, set with the inspection body.
- Acoustics and hygiene: hotel rooms, classrooms and consulting rooms need better partitions; a clinic needs washable walls. Performance is set in the brief and the CPS.
- Tall walls: a warehouse or shop with a high ceiling needs stiffened masonry designed by the BET.
- Programme: masonry governs the arrival of many specialist packages (medical gases, kitchens, refrigeration).
Facility owners: ask for a brief scoping review before any costing: capacity, flows and operation, security and fire safety, maintenance, technical needs, permits and overall operating cost. A specific consultation will determine which studies to commission. For a first order of magnitude, run the simulator's ERP costing, then book a brief scoping appointment.
Concrete block, brick, aerated concrete or stone: which to choose?
The simulator prices hollow concrete blocks, the most common in Morocco. The CITURBAREA technical component applies, as an assumption to be confirmed by quotes, a price factor by block type: brick × 1.15, aerated concrete × 1.4, stone × 1.8 compared with concrete blocks. Brick and aerated concrete insulate better but need suitable mortars and renders, according to the manufacturer's data sheet. The choice is made at preliminary design with the architect, taking the thermal regulation and the budget into account.
Which regulations and standards apply to masonry?
- RPS 2000 version 2011 (Decree 2-02-177, amended by Decree 2-24-766 of 2024): its article 3 applies it to all buildings, except certain traditional buildings not used for housing or receiving the public. Ring beams and seismic detailing of masonry are set by the approved drawings and the regulations applicable to the project.
- Decree 2-12-666 (RPCTerre), supplemented by Decree 2-24-767 of 2024: seismic rules specific to earth buildings (rammed earth, adobe).
- NM 10.1.004 (cement, 2019 edition): of mandatory application according to the Ministry of Industry list updated on 09/03/2026.
- Approved, non-mandatory standards: NM 10.1.009 (concrete masonry units), NM EN 771-1 (clay bricks), NM EN 771-4 (aerated concrete), NM EN 13139 (aggregates for mortar).
- Foreign or voluntary references, contractual if the CPS cites them: NF DTU 20.1 (small-unit masonry), EN 998 (mortars and renders), EN 1996-1-1 (Eurocode 6).
These standards are paid documents: we cite their reference and subject, not their content.
How is a wall built, step by step?
- Setting out of walls and openings from the plan and the window schedule.
- First course in mortar, level, on the cleaned slab.
- Building with full, staggered joints, bonded corners, plumb checks.
- Ring beams, stiffeners and lintels cast where the BET drawings show them.
- Head joint under the slab to the CPS detail.
- After acceptance of embedded services (electrical, plumbing): render, then screeds.
What does the architect check on masonry?
The CITURBAREA "masonry" checklist (phase reference, October 2026) covers:
- wall setting-out and opening sizes matching the window schedule;
- plumb and flatness within the tolerance set by the CPS (often by reference to NF DTU 20.1);
- ring beams and stiffeners as per the drawings: a hold point;
- lintels with the bearing shown on the drawings;
- full joints and bonded corners;
- head joint under the slab.
Before rendering, the "embedded services" checklist must be signed: no chase may cut a ring beam or load-bearing element.
What are the common mistakes?
- Forgotten ring beams, especially around large openings.
- Empty vertical joints: weak walls with poor sound insulation.
- Blocks of unknown quality, brittle or poorly mixed: ask for the reference and, on a large site, a delivery check.
- Deep horizontal chases in walls or columns.
- Render on a dry, dusty substrate without a key coat: it sounds hollow and comes off.
- Comparing quotes per m² of floor without knowing whether partitions, render and screeds are included.

Frequently asked questions
What does a block wall cost per m² in Morocco?
According to the CITURBAREA simulator (run on 23/10/2026, Kénitra), a 20 cm hollow concrete block wall costs about 225 DH excl. VAT per m² installed by a contractor, and about 160 DH with a labour-only builder. A 15 cm wall costs about 190 DH.
How many blocks are needed per m² of wall?
A 40 × 20 cm block covers 0.08 m², i.e. 12.5 blocks per m²; the simulator adds 5% waste, a calculation assumption. For a 150 m² house, that gives about 2,840 blocks of 20 cm and 1,620 blocks of 10 cm.
What does the masonry of a 150 m² house cost?
About 110,000 DH excl. VAT with a contractor for a 150 m² R+1 house in Kénitra, partitions, internal render and screeds included, i.e. 735 DH per m² of floor; with a labour-only builder, about 77,000 DH.
Are these prices excluding or including VAT?
They exclude VAT. With a contractor, add 20%. With a labour-only builder, the treatment depends on his tax status; display prices from block and cement sellers do not always state VAT.
Which city and date do these prices apply to?
Kénitra (factor 0.93), run on 23/10/2026, with materials recorded April to October 2026. The simulator applies another factor by city, for example 1.06 for Casablanca.
Concrete block or red brick: which should you choose?
The hollow concrete block is the most common and the cheapest. Brick insulates slightly better; the CITURBAREA technical component counts it about 15% dearer than concrete block, an assumption to be confirmed by quotes.
Tradesman's quote or contractor's quote: how do you compare?
First check the scope: walls only, or partitions, render and screeds included. With a labour-only builder you buy blocks, cement and sand; with a contractor, supply, waste and remedying defects are his responsibility.
Who is responsible for what in masonry?
The BET sets ring beams, stiffeners and lintels on the drawings; the contractor or builder builds the walls to the drawings; the architect checks setting-out and ring beams before rendering; the client approves the choice of blocks.
